Ben comments, “Our knowledge of the local LEP and DCP (building codes) was also really valuable as buyers were hopeful of being approved for parking for the property in the future. It was our track record for securing all the top key sales within the suburb that won us this listing, with the owner genuinely believing that they would obtain a better result with our direct, no-fluff approach. Accordingly, we provided them with plenty of strategic guidance around how to manage all key buyers in play. And when it came to managing these buyers, we were extremely forthright, with clear guidance around our target price and no underquoting games.
“With this being a project home it offered its challenges as it’s not typically the sort of property that would engage with the masses. Typically our local market loves character facades with a modern rear, or a complete architectural home, so finding the right buyer was crucial. However, enquiry was still solid and we ended up selling the home prior to auction on 13 July 2022 for an undisclosed sum that our vendors were very happy with.”
