    One of Birchgrove’s most architecturally significant residences, Oliveto is a rare Victorian Italianate mansion that speaks to the ambition, craftsmanship and civic pride of late nineteenth-century Sydney. Designed in 1888 by Edward Buchanan, the architect of Balmain Town Hall and Mayor of Balmain in 1889, the three-storey mansion forms part of an exclusive quartet of grand homes fronting Birchgrove Park, a public reserve Buchanan himself helped bring into being.

    Announced in the Balmain Observer in September 1888 as “a step in advance, combining elegance and comfort,” the home’s original design is defined by elaborate plasterwork, stilted arches, cast iron lace balconies and generously scaled rooms, hallmarks of Buchanan’s refined interpretation of Victorian Italianate architecture infused with French Second Empire influence. Set on just over 500sqm, the residence has long held a commanding presence on the peninsula, its park-front setting forming a picturesque and historically resonant backdrop.

    A Contemporary Chapter, Written With Respect

    Reborn in 2025 following an extensive and deeply considered collaboration between architect Andrew Benn of Benn + Penna and Cassandra Walker Design, Oliveto’s transformation is a masterclass in architectural restraint and innovation. The guiding philosophy was clear: honour the legacy of the original house without imitation, allowing new elements to speak confidently while remaining in dialogue with the past. This labour of love has been recognised as a finalist in the 2026 Grand Design Awards as well as a commendation in the 2025 Built Environment Awards affirming the project’s architectural significance and execution.

    At the heart of the redesign is a dramatic double-height atrium that bridges old and new. Framed by two tiers of arched steel windows that echo Buchanan’s original lacework, the atrium introduces a powerful sense of volume, light and connectivity. It transforms the rear of the home into a social and dining space of rare theatre, where curves, shadow and natural light create an atmosphere that is at once unexpected and deeply inviting.

    Materiality, Mood And Modern Grandeur

    A sophisticated monochrome palette underpins the interiors, with tonal variations from off-white and chalk through to jet black and deep chocolate, softened by marble, brass accents and a carefully judged splash of pink. Subtle graduations of light and shadow temper the contrast, introducing depth and nuance while preserving the drama that defines the home’s contemporary identity.

    Herringbone timber floors are offset by Carrara marble, smoked oak joinery and slimline Shaker detailing, creating a dialogue between classic form and modern refinement. Throughout, the craftsmanship of the original house is echoed in the precision of the new work, from hand-painted black steelwork with a gentle patina to the restoration of Victorian marble fireplaces, their motifs thoughtfully continued through custom joinery and carved stonework in the kitchen and bathrooms.

    Spaces For Connection And Retreat

    While the home revels in moments of scale and spectacle, it is equally defined by its liveability. The layout strikes a rare balance, with spaces that feel connected yet distinct, allowing for both gathering and retreat. Upper levels accommodate a luxurious private parents’ wing and a separate dedicated home office, while quiet corners invite pause and reflection.

    Designed by Bell Landscapes to perfectly complement the home’s majestic proportions and material palette, outdoor spaces are layered and immersive.
