Double-down: Two Leichhardt sales highlight the success of CH Projects
- November 1, 2023
The sales of two brand new architectural masterpieces in Leichhardt at 97 Allen Street and 86 Macauley Street reinforce the strength of CobdenHayson’s successful Projects division. The projects have not only raised the bar in terms of build quality in Leichhardt but also set new suburb records for the luxury homes, located in the tightly held pocket of Leichhardt North.
Santos comments, “CobdenHayson Projects was engaged for this project based on our enduring legacy of prosperous alliances. Over the years we’ve successfully handled the sale of 15 projects and we eagerly anticipate many more collaborations in the future. We understand the importance of nurturing long-term partnerships with our associates, with our involvement in this particular project spanning a two-year period.”
Ben Southwell comments “Our role in these sales were crucial from inception. We actively participated in every stage, from land acquisition, design and selection of finishes to construction and marketing. This ensured that we had a comprehensive understanding of the project, allowing us to highlight not only the exceptional quality of the build but also the meticulous thought put into the layout and numerous features.”
Santos comments “At the outset, we approached the sale with a degree of caution, uncertain about the level of interest within this upper price range. However, we were delighted to observe that our marketing efforts attracted qualified buyers from across Sydney, from Dural to Vaucluse, as well as international interest.”
“We provided invaluable support to the vendors throughout the sale process, delivering key insights regarding interest, with a combined 21,610 online views, 363 groups inspecting the residence and 23 contracts issued. During the sales process, we faced and effectively addressed several challenges, which ultimately led to successful sales. Our expertise and strategies played a pivotal role in navigating these hurdles.”
97 Allen Street ultimately sold for a record price of $4.8 million, re-setting a new standard for the area again for the month, surpassing the $4.5m, sale set a week earlier at 86 Macaulay Street. The entire process exemplifies the strength of our strategies and expertise in the projects market. Both of these sales highlight our continued focus on doing better than we did yesterday, listening to our clients, and helping buyers find their place in our local communities, both of these records surpassed CH projects previously set records at 97 Edith Street, Leichhardt set back in 2021 at $4.45m each.
So what did the clients have to say about the sale? “Our clients were exceedingly pleased with the impact of the CobdenHayson Projects marketing campaign,” enthuses Frank. “Notably, they couldn’t find a single fault throughout the process.”
Other recent CH Projects success stories include a glamorous Palm Springs-inspired home at 22a Charles Street, Marrickville, which achieved $3.225m at auction and 4&4a Coneill Place in Forest Lodge, which achieved a duplex record and highest sale price for a residential home within the suburb.
